Applying for a Built Over/Adjacent Asset or Built Over/Adjacent Asset Stormwater approval requires accurate and comprehensive information about the Relevant Infrastructure affected by the proposed development. Including the following details in your drafted plans and engineering documentation is crucial to a smooth and timely approval process

To ensure your application progresses efficiently, please provide the following: 

1. Infrastructure Location

Clearly indicate the position of the relevant infrastructure in relation to property boundaries, existing structures, and the proposed development: 

  • Pipe location: Show accurate measurements from property boundaries and building elements to all relevant pipes. 

  • Manhole location: Indicate the exact position of all manholes, with dimensions from property lines and building elements. 

  • Property connection location: Clearly mark the location of all property connections and provide measurements from property boundaries and structural elements.

2. Infrastructure Identification Information
(Helpful, but not always mandatory)

Where possible, include the following identifiers to support the assessment process: 

  • Infrastructure identification numbers (e.g., QUU pipe number, manhole number) 

  • Pipe diameter 

  • Property connection diameter and length 

3. Infrastructure Surface and Invert Information

Provide accurate surface and invert levels, relative to natural ground level (NGL)

  • Surface and invert levels of all pipes (measured to the top of pipe) 

  • Surface and invert levels of all manholes 

  • Surface and invert levels of all property connections (measured to the top of connection) 

4. CCTV Footage and Pipe Location Report 
(Likely required for stormwater applications) 

  • For Brisbane City Council and, in some cases, QUU or Unitywater, the following is generally required: 

  • CCTV footage of the affected pipe(s) 

    • Associated report, which must include: 

    • A Pipe Location Report related to the proposed building works 

    • A site plan showing: 

      • The location of infrastructure within the site 

      • Dimensions to infrastructure from property boundaries 

      • Reduced Level (RL) of the top of the sewer main in Australian Height Datum (AHD), particularly at all retaining wall locations 

    โš ๏ธ General photos of infrastructure are not sufficient and will not be accepted in place of a Pipe Location Report. 

Additional Notes 

  • Dial Before You Dig (DBYD) information is helpful but not sufficient on its ownโ€”it often lacks the accuracy required for approvals. 

  • Providing complete and detailed information from the outset reduces assessment time, avoids requests for further information (RFIs), and supports the development of compliant engineering designs.
